Đất 50m2 có đủ điều kiện tách thửa chia cho con?

Ngoài ngôi nhà cho con cả, vợ chồng tôi dành mảnh đất 50m2 tại Hà Nội chia cho hai con còn lại. Tôi lo ngại diện tích này nhỏ quá nên xin hỏi quy định về tách thửa thế nào?
